The Swilcan Townhouse overlooks the first and 18th fairways of the Old Course, and of course, the 700-year-old Swilcan Bridge which represents one of the most important images in the sport.
The luxury three bedroom townhouse is part of an exclusive development of four properties that will be built adjacent to the 18th tee, called the Fairways.
“With panoramic views and a seamless indoor-outdoor flow, it provides the perfect space for entertaining or enjoying world-class golf events from a private vantage point,” the sales brochure reads.

The property will be available in September 2026, just in time for the Open Championship which makes its return to the Auld Grey Toon in 2027.

In a promotional film for the development, Scottish golf great Sam Torrance says: “Welcome to Fairways in St Andrews, a once-in-a-lifetime opportunity to own a chapter in the history of golf.
“From cobbled streets to sweeping shorelines, St Andrews is the perfect blend of peaceful coastline, timeless charm and heritage. “This is your chance to take your seat alongside the greats of the game. This is your Home of Golf.’

If all this sounds a bit too good to be true, there is one catch: the Swilcan Townhouse is up for sale at a fixed price of £7.25million.
Estate agents Knight Frank say construction work will officially begin on May.
The homes were given the go-ahead by the Fife Council in 2023 despite some objection with locals concerned about them being an ‘eyesore.’
